Now it's time to get your home ready for the spotlight. Start with a good deep cleaning, then eliminate any clutter, you do not want your home to look smaller than it is.

Add a fresh coat of paint if it needs it and tidy up the yard. Talk to your real estate professional about other tips that can help boost a home's curb appeal , you can not get them excited unless you can get them in the door!

Most sells are lost by people riding by the homes that have no curb appeal! I can help you get more money for your home with a few inexpensive tips.

Now we must impress potential buyers once they're in the door. One way to make a home more attractive is to purchase a Home Protection Plan. This insurance protects you, the seller, from paying repair or replacement costs of major items during the listing period. It also protects the buyer during their first year of home ownership.

"Start thinking in the mode of moving. You are about to sell your home, so start packing those things. Don't just put them in a drawer." It will make your home look much nicer if it is not packed full, plus it will seem larger to the buyer.

And don't forget the power of first impressions.

Turn on all your lights and open curtains, you want your home to be as inviting and bright as possible.

Make sure there are no bad smells. Put your pets up. We want them to be safe also!

Spending a relatively small amount of money can pay off big when you're selling your home. Small improvements can help you to sell your home faster, and even command a higher selling price.

If you're skeptical about the benefits  or doubt that it will make any difference in selling your home, put yourself in the place of a home buyer.

Have you ever toured through a development of model homes? The paint is fresh, appliances are shiny, there is artwork arranged around the house, and fresh flowers stand on the kitchen counter. Mirrors are sparkling, towels fresh, and there are no toys on the floor. The rooms look spacious and the furniture comfortable.

The kitchens and bathrooms are polished, smelling fresh, and clutter is not to be seen. The closets are empty or organized. The garage floor is clean and neat and looks much larger than you'd need for two cars.

Now leave the development of models and go down the street where the homes are several years old. Children's toys are stacked in the family room. So many boxes are piled in the garage that you couldn't park even one car there. Clothes fill the bedroom closets and boots and mittens fill the hall closet. The house isn't dirty, but there are dishes in the kitchen sink and toothpaste stuck on the bathroom vanity. Homework is spread out on the dining room table. The family dog is yapping because of the strangers in the house and the floors are scratched. Dead plants "welcome" you at the front door.

With all other things being equal, which house would be more appealing to you? Of course, the first one! The homes may be the same size, but because of the clear layout, the first home seemed much larger. The house was prepared to show off all the good points and none of the bad.
